You kept checking your account, kept going from one office to another in the Gram Panchayat, but the money didn’t come. If you have this problem, read this guides carefully. How Many Installments Are Given in PM Awas Yojana?
In Pradhan Mantri Awas Yojana Gramin (PMAY-G), the money is not given in one go. It is given in three installments. After a fixed amount of the house is built and checked , each payment is made .
First Installment Rs. 40,000.
When it is provided: When you get your name approved in the PMAY-G list and start constructing the house.
Second Installment Rs.40,000
Given: When construction from the ground level to the lintel (roof beam) level has been completed.
The geo-tagged photo of this stage is to be uploaded to the portal AwaasSoft.
3rd Installment – Rs.40,000
When it is given: When the house is completed, including roof, doors and windows.
This entry follows the final inspection and a geo-tagged photo.
Total for plain areas: ₹ 1,20,000
Total in hilly or difficult regions: Rs.1,30,000
On top of that, there’s an additional ₹12,000 to build a toilet under the Swachh Bharat Mission.
What Are the Requirements for the Second Installment?
Many believe that if you have the first, the second will follow as a matter of course. That is wrong thinking. For the second installment, three main things must be done:
Condition 1 — Construction Completed to Lintel Level
Lintel level means – The walls of the house should be fully raised and the roof beam (lintel) should be placed on the top.
It needs to be really complete, not just look complete. If the foundation has been laid but the walls are not up, the second installment will not be paid.
Note: This stage typically takes 2 to 4 months to complete, depending on the rate of construction and availability of materials.
Condition 2 – Photo Uploaded on AwaasSoft Geo-Tagged
This is the most important condition in 2026, the biggest. Geo-tagging means – a photo of your house’s construction needs to be uploaded on the government’s AwaasSoft portal along with the GPS location of that place.
This photo can not be uploaded. This work is performed by:
Your Employment Assistant (Rozgar Sevak)
Gram Panchayat ke pramanik karmchari
BDO appointed field worker
The photo must include: current state of the house, GPS coordinates, and date and time the photo was taken. If this photo is not uploaded, or a photo of the wrong stage is uploaded, then the second installment money will not be released from the system at all.
Condition 3 — Active and Correct Aadhaar Linked Bank Account
The second installment also comes directly to your bank account via DBT (Direct Benefit Transfer).
To this end, it is necessary that:
Bank Account linked Aadhar number
The bank account is active
NPCI mapping is on
Same name in Aadhaar and bank
How Many Days Does The Second Installment Take
Under normal conditions:
Once the geo-tagged photo is uploaded, the second installment is credited to the account within 15-30 working days.
But sometimes they can take a while:
30 to 60 days: Physical verification pending at Gram Panchayat level.
45 to 90 days: Delay in release of funds in the district.
Upto 3 months: If there is a problem in Aadhaar bank seeding.
The truth: Nobody can tell you when the second installment will be here for sure. If they say, “It’s going to be on such-and-such a date,” they’re lying.
How To Do Geo-Tagging — Step By Step
Step 1 – Meet your Rozgar Sevak
“All Gram Panchayats have a Rozgar Sevak who can enter into the AwaasApp. Meet them and tell them the lintel level construction is complete.
Step 2 – Bring them home and have the photo taken
Rozgar Sevak will visit your house and will click a picture with GPS stamp using AwaasApp.
Step 3 – Verify the upload on AwaasSoft
Take the photo and check the construction status on pmayg.nic.in after 2-3 days. If not then the stage still does not change to “Lintel Level” then contact Rozgar Sevak again.
Step 4 — Obtain a written confirmation from Gram Panchayat Secretary
Get a written slip stating that geo tagging has been done- this will be the proof.
How to Check the Status of the Second Installment Payment
Method 1 – From pmayg.dord.gov.in:
Open pmayg.dord.gov.in → Awaassoft → Report
Select “Beneficiary Details for Verification”
Select State, District, Block, Gram Panchayat → Captcha → Submit
Method 2 – Using UMANG App:
Launch the UMANG app
Enter “PM Awas Yojana Gramin”

Step 1: Check the payment status yourself on pmayg.dord.gov.in.
Step 2 : Visit the bank – check if NPCI Aadhaar mapping is live
